Hello all. I represent a client who is selling a condo on Treasure Cay. The Bahamian lawyer handling the transaction has advised that the recording of the Deed will take from 6 to 12 months. I do understand the Buyer's concern when they pay for a condo without having recordable proof of ownership. Is this accurate information?
I have known buyers that have actually built their houses and got their deed 2 years later! I had friends that owned a lot here on Guana for 3 years. They decided to sell and still did not have a deed.

We bought our property in 2004 and received the deed 6 months later.

Be very careful. We bought a house in The Bahamas and the attorney never filed anything with the government. We were never able get him to complete the necessary paperwork. Our US attorney filed a complaint with the Bahamian Bar or whatever they call it over there. When we sold the house, years later, we had to pay another Bahamian "attorney," to do over, what should have been done the first time. This occurred on Abaco and the attorney is a well-known politician. You can probably figure out the rest. We met several other owners who had the same problem. Letters by our "new" Bahamian attorney to our "old" Bahamian attorney were ignored. The attorney we subsequently used in MH did a good job and was ethical.
Be VERY careful.

Well, here is what we were told, from the title company:
We have made application for a Certificate of Registration from the Investments Board on your behalf. The application process can take approximately 2 months or so.
As soon as we are in receipt of the Certificate of Registration we will be
in a position to record your Deed (the Deed has already been stamped by the Public Treasury) with the Registry of Records.

use a reputable lawyer
note our laws are very different from the US..more based on the English Common Law system...
there are numerous ways of reporting unsatisfactory legal experiences .also use a well established realtor and they will be able to guide you......

It took a LLLLOOONNNGGG time when we bought our property, but our attorney did a good job. It was over a year in paperwork and red tape. That is the beauty of island time.
